What do I need to do first when I am interested in a Watson Realty rental?

Applicants must see the interior of the property prior to a lease being signed. The property must be accepted in "AS IS" condition, except when an owner has approved repair of specific items in writing prior to the lease signing.

All individuals over the age of 18 must complete an application. Photo documentation (driver's license, passport, military I.D., or state I.D.) is required of all applicants.

Application fees must be paid in cash, cashier's check, or money order and are NON-REFUNDABLE. No application will be processed without a paid application fee.

First, please review the application for completeness and legibility. NO APPLICATION WILL BE PROCESSED THAT IS NOT FULLY COMPLETED AND PROPERLY SIGNED.

Next, we will check your credit history with a national credit agency. Credit reports should not reflect any unpaid delinquent accounts or excessive slow payments. The Beacon Score will be used if available.

We will check previous residency of each applicant. We will attempt to obtain information regarding the last five years of residency. All information obtained concerning previous rental history must be satisfactory. There should be no prior records of evictions or any collections.

Verification of current employment and income verification is next. Gross monthly income must be at least three (3) times the monthly rent amount and debt ratio may not exceed 33%. If there is more than one applicant, then at least one of the applicants must individually meet 100% of the income requirement. Income may be verified by pay stubs, bank statements, and court decree on child support or alimony.

All information collected for the processing of the application is considered confidential in nature and for Company use only. If information is not correct on the application, this may be a basis for denial of the application. For more information on processing, click here.


What happens if I bring in an application and find out that someone else has already submitted an application on the property?

Normally applications will be processed on a "first come-first serve basis"; however, due to our fiduciary relationship with the owner, if more than one (1) application is submitted before approval can be achieved, we are required to select the highest rated application for placement. In this situation only, those applicants not approved will be refunded their application fee.


Is a security deposit required?

Yes, usually the security deposit is the same as the monthly rent amount. Although this amount may be true for most properties, there may be exceptions. Critera provides additional information on security deposit requirements. Be sure to verify the amount of the security deposit that will be required. The security deposit must be paid within 48 hours of the approval of the application with a cashiers check, or money order.


How long does it take to get an application accepted?

It depends on how quickly we can verify the previous landlords, all credit information, and local current job verifications. If you can supply current pay records, that may help to move the process along. We also have to communicate with previous landlords and sometimes this slows down the process. An application normally takes up to 3 days, but due to unusual circumstances, some applications may take longer. You will be contacted immediately upon determination of approval or denial.


Now that I am approved, what should I do?

It is now time to sign the lease and pay the full security deposit with certified funds. You must take possession of the property within fifteen days of the day of approval (unless the property is still being occupied).

At lease signing, a full month's rent is collected, and any prorated rent will be due the next month. For example, lease begins on the twelfth (12th) of the month, one (1) full month's rent is collected on the twelfth (12th) -- the prorated rent for the balance of the month will be due the first (1st) of the succeeding month.


Do you accept pets in your properties?

The decision of acceptance of pets is an instruction given to us by the owner of the property. If the owner agrees to accepting pets, this is an agreement for one pet. If there is more than one pet, the owner's approval is required before the application is processed. Applicant should be prepared to provide picture identification of pet.

Several breeds of dogs will not be accepted under any circumstances. Watson Realty Corp. DOES NOT PERMIT German Shepherds, Dobermans, Pit Bulls, Chows, or Rottweiller dogs, and/or any mixed breed, where the predominant breed is mentioned above.


If the owner accepts pets, what are my responsibilities?

In properties where pets are allowed, $25.00 per month pet rent per pet will be charged. Some owners may require higher pet fees and/or restrictions, which will be disclosed at time of application.

The cost of any damage resulting from pets (including but not limited to, flea infestation, soiled or damaged carpet, damaged doors, walls, fences, lawns, and lost rent due to any of the above will be deducted from the security deposit, or charged to the tenant if the security deposit should be insufficient to cover the costs of damages. The tenant is responsible for spraying for fleas during the lease term and upon vacating the property.

No additional animals will be permitted other than the pets listed on the lease and pet addendum.




When is the rent due?

Rent is due on the first of the month and considered late after the third of the month. Rent must be IN the office by the third, not simply postmarked by the third.
