Watson Property Management Tenant FAQ

  • What do I do if I am interested in a Watson rental?

    You can contact the property manager listed on the page of the property you are interested in with any questions. If you are ready to submit your application for the property simply do so online by clicking the "Apply Online" button on the property page. If you wish to apply, you must have made arrangements to visually inspect the property prior to application approval. The property is accepted in "AS IS" condition, except when an owner has approved repair of specific items in writing prior to the lease signing.

  • What is the application fee?

    Application fees must be paid in cashier's check, personal check, or money order and are NON-REFUNDABLE. No application will be processed without a paid application fee.


  • How is Watson Realty going to process the application?

    Application fees may be paid in cash, cashier's check, money order, or personal check and are NON-REFUNDABLE. No application will be processed without a paid application fee.


    Please review the application for completeness and legibility. NO APPLICATION WILL BE PROCESSED THAT IS NOT FULLY COMPLETED AND PROPERLY SIGNED.


    We will request a report on your credit and criminal history with a national credit agency. All information obtained concerning previous rental history must be satisfactory. There should be no prior records of evictions or collections.


    Verification of current employment and income verification are another part of the process. Gross monthly income must be at least three (3) times the monthly rent amount. Income may be verified by pay stubs and court decree on child support or alimony.


    All information collected for the processing of the application is considered confidential in nature and for Company use only. If information is not correct on the application, this may be a basis for denial of the application.

  • How long does it take to get application results?

    It depends on how quickly we can verify the income, all credit information, and local current job verifications. Acceptance or denial is usually known within a few hours after submittal, but may take several days depending on the State where your prior residence was located. You will be contacted immediately upon determination of approval or denial.

  • Now that I am approved, what should I do?

    Lease (with fee) must be signed by all lease holders with in 48 hours of application approval and pay the full security deposit with certified funds. You take possession of the property according to the date designated on the lease.


    Upon move in, a full month's rent is collected, and any prorated rent will be due the next month. For example, lease begins on the twelfth (12th) of the month, one (1) full month's rent is collected on the twelfth (12th) -- the prorated rent for the balance of the month will be due the first (1st) of the succeeding month.

  • Do you accept pets in your properties?

    Properties where the owner has approved pet(s) (with or without restrictions) are noted on the listing. If you have a pet(s), you must complete the application, and in the appropriate section of the application describe your pet(s) and attach photos of your pet(s).


    Several breeds of dogs will not be accepted under any circumstances. German Shepherds, Dobermans, Staffordshire Bull Terrier (Pit Bulls), Chows, or Rottweiler, and/or any mixed breed, where the predominant breed is mentioned above are not permitted.


    NOTE: Properly documented service animals are always permissible.

  • If the owner accepts pets, what are my responsibilities?

    In properties where pets are allowed, $25.00 per month pet rent per pet will be charged. Some owners may require higher pet fees and/or restrictions, which will be disclosed at time of application.


    The cost of any damage resulting from pets (including but not limited to, flea infestation, soiled or damaged carpet, damaged doors, walls, fences, and lawns) will lose rent due to any of the above will be deducted from the security deposit, or charged to the tenant if the security deposit should be insufficient to cover the costs of damages. The tenant is responsible for spraying for fleas during the lease term and upon vacating the property.


    No additional animals will be permitted other than the pets listed on the lease and pet addendum.

  • Is a security deposit required?

    Yes, usually the security deposit is the same as the monthly rent amount. Although this amount may be true for most properties, there may be exceptions. Be sure to verify the amount of the security deposit that will be required. The security deposit and signed lease must be paid and collected within 48 hours of the approval of the application with a cashiers/bank check, or money order.

  • What happens if there are multiple applications for the same property?

    Applications will be processed on a “first come, first served basis” with time and date denoted on the application to act as receipt. If more than one application is submitted before approval can be achieved, the first approved application would be selected by the screening company and all applicants would be notified of procedure.

  • When is the rent due?

    Rent is due on the first of the month and considered late after the third of the month. Rent must be in the office by the third, not simply postmarked by the third.
